What We Look for Every Time We Clean Your Windows

People are sometimes surprised when I point out something that has nothing to do with clean glass.

Maybe it’s a torn screen.

Maybe it’s cracked caulking.

Maybe a window isn’t locking correctly or has started sticking.

That’s because I don’t believe our job ends when the glass is clean.

When we’re already at your home working on every window, it makes sense to let you know if we notice something that deserves your attention.

Sometimes it’s nothing urgent.

Sometimes it’s something you’ll want to address sooner rather than later.

Either way, I’d rather you know about it than discover it after it turns into a much bigger problem.

We Start With the Glass

The glass is the most obvious part of the window, but we’re looking at more than whether it’s dirty.

We pay attention to hard water deposits, scratches, chips, cracks, and cloudy areas that may indicate a failed seal.

Hard water buildup can sometimes be removed if it’s caught early. Once the minerals have etched the surface, however, cleaning may no longer be enough.

Fog or moisture between two panes of glass is another issue entirely. That usually means the seal around the insulated glass unit has failed.

Knowing the difference matters because one problem may require specialty cleaning, while the other may require glass replacement.

We Check the Frames, Sills, and Trim

Your window frame and sill help protect the opening from moisture and outside air.

While cleaning around them, we may notice peeling paint, cracked caulking, gaps, staining, or wood that looks soft or damaged.

These problems often begin in places homeowners don’t regularly inspect. A small opening around the frame can allow moisture to get behind the trim, and that damage can continue developing before it becomes visible inside the house.

Catching it early gives you more options and can help keep a minor repair from becoming a major project.

We Pay Attention to Weatherstripping

Weatherstripping is easy to overlook, but it plays an important role in keeping your home comfortable.

Over time, it can become brittle, loose, torn, or compressed. When that happens, outside air can enter around the window and conditioned air can escape.

You may also notice more dust, noise, or movement around the sash.

Weatherstripping doesn’t always need to be replaced immediately, but we’ll let you know when it appears worn so you can plan ahead.

On a windy day, slowly move your hand around the edges of a closed window. If you feel noticeable airflow, the weatherstripping may be worn or there may be a gap that deserves a closer look.

We Look at Screens and Their Frames

Screens take a lot of abuse from the sun, weather, pets, and normal use.

During a cleaning, we may find small tears, bent frames, loose corners, or mesh that has become brittle.

A damaged screen may seem like a cosmetic issue, but even a small opening can let insects into your home. Bent or loose screens can also become harder to remove and reinstall without causing additional damage.

We’ll point out anything we notice so you can decide whether it should be repaired now or added to your future maintenance list.

We Notice How the Windows Operate

A window should open, close, and lock without excessive force.

When we handle operable windows, we pay attention to sticking, dragging, loose locks, damaged balances, and sashes that no longer stay in place.

Sometimes a track simply needs to be cleaned.

Other times, resistance can indicate worn hardware, frame movement, or another issue that deserves further attention.

We don’t force a window that isn’t operating correctly. We’d rather stop, let you know what we found, and avoid turning a small problem into broken hardware or damaged glass.

We Check for Signs of Failed Seals

If you see fog, condensation, or a cloudy film trapped between the panes, cleaning the inside and outside surfaces won’t remove it.

That moisture is sealed inside the insulated glass unit.

A failed seal doesn’t always mean the entire window, frame and all, needs to be replaced. In many cases, the insulated glass can be measured and replaced while keeping the existing frame.

We Pay Attention to the Area Around the Window

Sometimes the issue isn’t the window itself.

Sprinkler heads may be spraying directly onto the glass. Gutters may be overflowing above the window. Landscaping may be holding moisture against the sill or making the window difficult to access.

These conditions can contribute to hard water damage, staining, deterioration, and more frequent cleaning needs.

A small adjustment to your irrigation or landscaping can sometimes prevent years of unnecessary exposure.

Clean Windows Are Only Part of the Service

We’re not performing a formal home inspection every time we clean your windows, and we can’t see what’s happening inside walls or hidden parts of the frame.

But we are getting a close look at areas most homeowners rarely see.

If something appears cracked, worn, damaged, or out of the ordinary, we’ll point it out and explain what we’re seeing.

Sometimes the answer is simply to keep an eye on it.

Sometimes it’s an easy repair.

Sometimes it may be time to talk about replacing a piece of glass.

The important thing is that you have the information before the problem gets worse.
