How Often Should You Really Have Your Windows Cleaned?
This is probably the question I get asked more than any other.
The honest answer is... it depends.
A house surrounded by live oaks is going to need more attention than one in an open neighborhood. Homes with sprinklers hitting the glass every morning deal with hard water much faster. Construction nearby, heavy pollen seasons, and even the direction your house faces all make a difference.
For most homeowners, I recommend professional cleaning twice a year.
Some homes benefit from quarterly service, while others can comfortably go a little longer.
The goal isn't spotless windows every single day.
The goal is preventing buildup that becomes harder and more expensive to remove later.
Every Home Is Different
After cleaning windows for more than a decade, I've learned there isn't a one-size-fits-all schedule.
Some homes naturally stay cleaner because they're tucked away from busy roads and have very little tree coverage.
Others seem to collect dust, pollen, sap, and hard water almost overnight.
When I recommend a maintenance schedule, I'm looking at things like:
Large trees that drop pollen, sap, or debris.
Sprinkler systems that regularly hit the windows.
Homes near busy roads or construction.
Salt exposure for homes near the coast.
How much you value having crystal-clear windows year-round.
It's not about selling you more cleanings than you need. It's about finding the schedule that makes the most sense for your home.
Why Waiting Too Long Can Cost You
Many homeowners wait until they can barely see out of the windows before scheduling a cleaning.
The problem is that dirt isn't the only thing building up.
Mineral deposits from hard water, tree sap, bird droppings, and environmental pollutants can all sit on the glass for months. The longer they're left there, the greater the chance they'll permanently damage the surface.
Regular cleaning removes those contaminants before they become a much bigger problem.
In many cases, routine maintenance actually saves money because it helps prevent expensive restoration work or even glass replacement down the road.
What I Usually Recommend
While every home is different, here's a good starting point:
Twice a year works well for most homeowners who want to protect their windows and keep their home looking its best.
Quarterly cleanings are ideal if your home has heavy tree coverage, sprinkler overspray, a swimming pool, or you simply enjoy having clean windows all year long.
Annual cleanings may be enough for vacation homes or properties that don't experience much exposure, but I generally wouldn't recommend waiting much longer than that.
The right schedule is the one that prevents buildup instead of reacting to it.

If you notice your windows are difficult to clean each time or you're seeing more hard water spots than usual, that's often a sign they've gone a little too long between cleanings. A regular maintenance schedule is almost always easier on your windows and your wallet.
